Landlord charges:
The following is a breakdown of our charges, please speak to your local valuer for a personal quotation:
Tenant Finder Service
For experienced landlords that simply want us to use our marketing and resources to attract interest from quality tenants we will advertise the property extensively to attract interest from potential tenants, conduct viewings and negotiate terms from interested parties, reference the tenant to ensure suitability, complete the rental agreement, hold the deposit in a secure tenant deposit fund and hand the keys to the tenant on completion day at which point your contact details would be passed for ongoing communication with your tenant.
Fees payable are one month’s rent plus VAT. Payable upon completion of the tenancy agreements, in full before the tenant takes occupation.
Example – if the fee was equal to the monthly rental of £750.00 the fee would be £750.00 plus VAT (£900.00 including VAT).
Rent Collect Service
Market the property extensively to find a suitable tenant, reference the tenant to ensure suitability, complete the rental agreement, hold the deposit in a secure tenant deposit fund and administer the ongoing collection of the rent on your behalf, including chasing for late/non payment:
Initial administration fee for setting up the tenancy £350 plus VAT (£420 including VAT).
Monthly fee 8% plus vat for our rent collect service.
Example - monthly rental of £750 would cost £60.00 plus VAT (£72.00 including VAT) per month.
Full Management Service
Initial administration fee for setting up the tenancy £350 plus VAT (£420 including VAT).
For ultimate peace of mind our fully managed service is provided for 10% of monthly rent plus VAT.
Example - monthly rental of £750 would cost £75.00 plus VAT (£90.00 including VAT) per month.
Remember: should you encounter problems managing your own properties or with another agent you can switch to our fully managed service at any time including mid tenancy.
Re-let to Existing Tenant
£200 + VAT (£240 including VAT)
Rent Guarantee Insurance
We would be delighted to provide you a personal quotation for rent guarantee insurance and detail the exact terms of cover.
Inventory
£180 plus VAT (£216 including VAT)
Energy Performance Certificate
£120 including VAT
Pre-let Administration
No charges
Please refer to your agency agreement for specific terms agreed for your own circumstances.
Tenant charges:
The rental amount does not include agency fees. The following may apply depending on your circumstances. The figures below include the fees (if any) listed by the advertised rental amount.
Application Referencing Per Property (Private Let)
Individual & Joint applications - No fee payable from 1st June 2019
Per additional person - No fee payable from 1st June 2019
Per guarantor - No fee payable from 1st June 2019
Per Property (Company Let)
No fee payable from 1st June 2019
Renew Lease (including Periodic Renewals)
No fee payable from 1st June 2019
Pet Deposit
Please note that there is no longer an additional sum payable with the deposit for tenants with pets however the landlord may wish to agree a higher rent level to consider potential wear and tear depending on the type of pet. If you wish to rent with a pet, please discuss this with your agent before you commit to a tenancy.
Deposit
The required deposit is a sum equal to five week’s rent (example - monthly rental of £1000 the deposit would be £1250).

Client Money Protection: We advise that we do not hold/or deal with any client funds as we outsource this to third party lettings specialists who manage this on our behalf. You can find details of our third party property management/lettings service providers here.
Independent Redress Provided By The Property Ombudsman
Urban and Rural branches are members of The Property Ombudsman Scheme (TPOS). This scheme has been providing consumers and property agents with an alternative dispute resolution service since 1990.
